What is E.O.T?


E.O.T stands for Organsiation of the Tourism in Greece, and is responsible for the issue of licenses for professional rental properties.

In which case do I need a E.O.T license?

In case of intending to rent my property out seasonally I need such a license, i.e. the law maker assumes any rental contract to be professional, if the rental period is less than three months.

How to get a E.O.T license?

Before I can make an application for the E.O.T license I have to establish a business in Greece with the standard consequences as there are: residence permit, work permit, IRS registry, chamber of commerce registry, income tax declarations, VAT declarations and more. Thereafter I can make the E.O.T application for my property.

How much time does the process take and how much is this?

The statistics say between 6 and 12 months or even more and costwise up to 9510 Euros.

Under which conditions do I get such a E.O.T license?

The law is strict and strictly enforced! You need several surveys for i.e. 'is the property rentable' for the fire protection for 'is the property built according to the permits' etc. Is there a swimming pool the situation for the issue of a license is getting even worse, cause your need a lifeguard in case of having a pool depth greater than 1.5 metres. Is there an alternative renting out my property to get some income?

You may issue rental contracts with periods of times more than three months. Your income of these activities must be declared yearly at the IRS. You just need a AFM (tax number) and that's it. Your tenants also need one.
